Questions and answers

Kosh-Kol sits on the northern shore of Issyk-Kul — 5 km from the international airport under construction in Tamchy and 30 km from Cholpon-Ata. Its investment appeal rests on four key factors.

  1. The Tamchy SFIT. On July 11, 2025, President Japarov signed the law on the Tamchy special financial and investment territory, which includes Kosh-Kol. Residents are exempt from all taxes for up to 49 years, the territory gains its own financial, currency and visa regime, and disputes are settled under English law — all of which directly raises asset values and makes the region competitive for international capital.
  2. A new international airport 5 km away. An 18,500 m² terminal with a capacity of 450 passengers per hour is being completed in Tamchy, due by August 31, 2026. It brings a direct international tourist flow straight into the Kosh-Kol area and a fundamentally new level of access to the coast.
  3. Clean air and a healing climate. The Issyk-Kul basin is a natural health resort with no major industry, offering a blend of mountain and "sea" climate that is unique for Central Asia. As cities grow more crowded, the environment becomes a demand driver in its own right: more and more families and remote professionals see Issyk-Kul as a "second home," forming a steady year-round audience.
  4. The market is growing at double-digit rates. In 2025 around 10 million tourists visited Kyrgyzstan, and Issyk-Kul welcomed 2.3 million over the summer alone. Investment in tourism infrastructure rose 2.5 times — to 11.3 billion som, and the number of guest houses in the region grew 14 % in a year. Resort property is appreciating by around 10 % a year, with the residential market forecast to grow 7.88 % over 2024–2029.

The optimal apartment size for renting out on Issyk-Kul is 29–31 m². This size suits the main flow of tourists (couples, small families and groups), delivering strong demand and efficient running costs.

Issyk-Kul is a popular resort destination where most tourists come for a short stay (from a few days to 2–3 weeks). Compact apartments keep occupancy high and improve the potential return on investment.

The apartment owner signs a contract with the management company that sets out the obligations of both sides. The management company takes on responsibility for property maintenance, financial accounting, renting the units out and keeping them in good condition. In return, the owner pays for the company's services or a commission.
Under the contract this is commercial property that can generate income.
The apartments will have electric heating. The power supply will be reinforced.
1 080 apartments, arranged across 16 blocks of varying heights — from 2 to 6 storeys. The blocks are laid out in a cascade, so every apartment has a side view of the lake from its windows.
  • Living — with grounds maintenance (security, irrigation, cleaning, landscaping, CCTV, reception).
  • Investment — rent the apartment out and earn an income.
  • Combined use — live here whenever you like and rent it out the rest of the time.

You can choose whichever suits you best.

Rental prices vary with the season. In the high tourist season, mainly summer, the average rate is around $200 per night. In the low season it drops to $100 per night. These figures don't include the additional costs of property maintenance and management. A more detailed calculation can be discussed during a consultation.
You'll need an identity document. If the deal is handled by an authorized representative, a notarized power of attorney from the buyer is required. If the buyer is in a registered marriage, the spouse's consent to the purchase is also required.
The complex offers a coworking space with 100 workstations, a pool, workout areas, playgrounds and shops, as well as electric heating in the apartments for comfortable living in the cold season.

We offer two options: White Box (unfinished) and turnkey (fully fitted out). The price depends on the floor, the format and the down payment. For example, ground-floor apartments cost more, as they include a private plot.

We recommend not putting off the purchase — prices are lower during construction and will rise as the project nears completion.

There are standalone treatment facilities off-site. The water supply is standalone as well.
